2. Types of data collected
2.1 Browsing data
The IT systems and software procedures used for the operation of this site acquire, in their normal operation, some personal data the transmission of which is implicit in the use of Internet communication protocols: IP addresses, browser type, operating system, source domain, pages visited, access time, duration of the visit.
This data is used only to extract anonymous statistical information on the use of the site and to check its proper functioning (server logs). Access logs are kept for 30 days, except for any need to investigate computer crimes.
2.2 Data provided voluntarily by the user
The optional, explicit and voluntary submission of personal data via the forms on the site (e.g. landlord management request form) entails the subsequent acquisition of the data indicated in the forms (name, email, phone, message), necessary to respond to the user's request.

4. Provision of data
The provision of data is optional. However, failure to provide the data requested in the forms (e.g. email, name) makes it impossible to fulfil the user's request. The refusal of consent to analytical and marketing cookies does not prejudice in any way the navigation of the site.
5. Processing methods
Personal data is processed with computer and telematic tools, with logic strictly related to the purposes indicated, adopting technical and organisational measures suitable to guarantee the security, confidentiality and integrity of the data (art. 32 GDPR). Data collected through forms is transmitted via authenticated SMTP and stored in company mailboxes with profiled access.

- Contact form requests: 24 months from last interaction, except for contractual or legal defence needs

- Analytical cookies (Google Analytics 4): up to 14 months

7. Recipients and processors
Personal data may be processed by the following entities, appointed as Data Processors under art. 28 GDPR:

- Google Ireland Ltd. — Google Analytics 4 (analytical cookies, subject to consent)
- Microsoft Ireland Operations Ltd. — Microsoft Clarity (analytical cookies, subject to consent)
- Any legal, fiscal and technical consultants for accounting, administrative or technical assistance needs
Data will in no way be transferred to third parties for marketing purposes without the explicit consent of the user.
8. Extra-EU data transfer
Some third-party service providers (in particular Google and Microsoft) may involve transfers of personal data to non-EU countries, mainly the United States. These transfers take place in compliance with articles 44-49 of the GDPR, based on the Data Privacy Framework (DPF) for adherent US providers and the Standard Contractual Clauses (SCC) approved by the European Commission.
9. Data subject rights
As a data subject, the user has the right to:
- Access (art. 15 GDPR): obtain confirmation of the existence or otherwise of personal data concerning them and obtain a copy
- Rectification (art. 16 GDPR): obtain the correction of inaccurate data or the integration of incomplete data
- Erasure (art. 17 GDPR, "right to be forgotten"): obtain the deletion of data concerning them, in the cases provided for by law
- Restriction (art. 18 GDPR): obtain the restriction of processing in certain cases
- Portability (art. 20 GDPR): receive data in a structured, commonly used and machine-readable format
- Objection (art. 21 GDPR): object to the processing of data for legitimate reasons connected to their particular situation
- Withdrawal of consent (art. 7 GDPR): withdraw at any time the consent given, without prejudice to the lawfulness of the processing up to that moment
- Complaint to the Supervisory Authority (art. 77 GDPR): lodge a complaint with the Italian Data Protection Authority (www.garanteprivacy.it)
